Do you provide a Certificate of Insurance to my condo board?
Yes — we provide a Certificate of Insurance (COI) with $5M liability coverage, with your condo corporation named as additional insured. Just give us your property manager’s email when booking and we’ll send it directly to them, usually within a few hours.
Can you mount a TV on a concrete condo wall?
Yes — concrete walls are one of our specialties. We bring rotary hammer drills, masonry bits, and proper anchors (Tapcons or sleeve anchors depending on load). Concrete TV mounts typically take 60–90 minutes and the bracket sits rock-solid.
Will you work within my condo's noise/work hours?
Absolutely. Most Toronto buildings allow noisy work weekdays 9 AM to 5 PM, no weekends or evenings. We schedule around these rules. For quiet work (painting, caulking, furniture assembly), we can sometimes work outside those hours if your building allows.
Do you handle the elevator booking and parking?
We can — just let us know which property management company runs your building, and we’ll coordinate elevator booking, loading dock timing, and parking permits directly. Or you can book it yourself and tell us the time slot.
How much does condo handyman work cost?
Our rates are the same as standard handyman work: $150 minimum + $90/hour after the first hour. No condo surcharge. The minimum covers our team showing up, parking, and the first hour of work. See our full pricing guide for typical condo job costs.
Can you work on my rental condo when I'm not there?
Yes — with your written authorization, we can coordinate directly with your tenant or property manager. We send photo updates and a written summary when the work is done. We do not let ourselves into a unit without confirmed authorization.
Do you do small or odd condo jobs?
Yes — the $150 minimum covers any small job (TV mount, light fixture swap, drywall patch, etc.). The best value is bundling multiple small items into one visit, since the minimum only applies once.
What if my condo board has an approved vendor list?
We’re happy to provide documentation to get added to your building’s approved vendor list. Many property management companies in Toronto have already worked with us. Tell us your building or property manager and we can let you know.
Can you do work in a condo before I move in?
Yes — pre-move-in work is one of our most common condo bookings. TV mounting, smart locks, painting, custom shelving, and curtain installation are all easier before furniture arrives.
What if I need a Certificate of Insurance under a deadline?
Same day if needed. Call us by mid-morning and we’ll get the COI from our broker to your property manager before end of business. No extra charge for this.
