Do you offer maintenance contracts?
Yes — recurring monthly or quarterly contracts are our most popular commercial arrangement. Pre-negotiated hours per month at a fixed rate. Includes scheduled walkthrough with checklist, plus pre-allocated hours for ad-hoc repairs. Better value than on-call rates, and we know your property which means faster fixes.
Can you provide a Certificate of Insurance?
Yes — $5M liability with your business or property corporation named as additional insured. WSIB clearance certificate provided alongside. Both can be issued same-day to your property manager or landlord.
Do you do after-hours work?
Yes — standard commercial rate applies after hours (no overtime surcharge) for scheduled work. For true emergency after-hours calls (active flood, electrical issue, security concern), call us — we’ll come if we can, or refer to a 24/7 emergency partner.
Net-30 invoicing — what does that mean?
Instead of paying by credit card after each visit, established commercial accounts get invoices payable within 30 days. We’ll set this up after the first few service calls confirm a working relationship. Detailed line-item invoices include project IDs and cost-centre tagging for your accounting.
Can you handle restaurant maintenance?
Yes — restaurant-specific work includes equipment maintenance, plumbing (grease traps and high-volume drains), exhaust hood cleaning coordination, FOH (Front-Of-House) repairs, and BOH (Back-Of-House) repairs. Hood cleaning and refrigerant work we coordinate with specialized licensed partners.
What about condo or apartment property maintenance?
Common-area maintenance for condos and apartment buildings is a regular service. We coordinate with property management directly: common-area painting, lobby touch-ups, hallway lighting, garage door repairs. For in-unit work, see our condo page.
Can you do tenant fit-outs and turnovers?
Yes — tenant turnover for offices and retail. Move-out refresh (patch, paint, repair) and move-in customization (signage hanging, furniture assembly, IT setup support, accent wall painting). Quoted per project.
Do you work in restaurants while they’re operating?
We can — small repairs during off-peak hours (typically 2-5 PM between lunch and dinner rush) for quiet, non-disruptive work. For loud or messy work, we schedule after hours or during your weekly close day.
Will you sub-contract specialized work?
Yes — refrigerant work, fire suppression, fire alarm testing, elevator service, and specialized commercial equipment we coordinate with licensed specialists. You still get one invoice from us and we manage the sub-trades.
What size properties do you maintain?
From small retail (1,000 sqft) to mid-size commercial properties (50,000 sqft). For very large commercial portfolios (industrial, large multi-tenant), we’d scope it carefully before agreeing to ensure we can deliver the volume needed.
